Why invest in Bonaire?

Geographical advantage

Bonaire is outside the hurricane belt, so the island is rarely hit by tropical storms. This significantly reduces the risk of damage and makes real estate ownership more stable than in other Caribbean areas.

Growing tourism and rental potential

Especially the Dutch and Americans know how to find the island. The increasing demand for holiday rentals and long-term rentals (such as expats) makes Bonaire a place with a particularly attractive rental yield.

Transparent purchasing process

The land registry and notary system on Bonaire is the same as in the Netherlands. Foreign buyers are also allowed to invest freely – without restrictions. This is in contrast to many other countries where foreign investors are restricted.

Long-term increase in value

The real estate market on Bonaire is developing strongly. Due to the increase in international interest, limited supply and the growing local economy, there is a healthy price development with good chances of value growth.

Available Investment Projects

Tax benefits of investing in Bonaire

Real estate tax instead of wealth tax

The Caribbean Netherlands does not have a box 3 levy as in the European Netherlands. Instead, you pay a property tax of approximately 0.8% to 0.9% per year on the investment property, with an exemption on the first $70,000.

No VAT, but an ABB of 6%

A reduced tax rate applies to goods and services.

Attractive corporate structures

For larger investments or project development via a BV or NV, Bonaire offers an attractive fiscal climate. For example, there is no corporate tax on locally earned profits.

Exemption for new construction projects

New construction is exempt from property tax on the added value for five years. This allows you to retain more of your return in the early years.

No double taxation for Dutch investors

Thanks to tax treaties, rental income and profits from the sale of real estate on Bonaire are not taxed again in the Netherlands. This significantly increases the net result of your investment.
